MMM Represents TMGOC Ventures in Acquisition of Three Hotels


CHARLESTON, SOUTH CAROLINA and BOCA RATON, FLORIDA October 26, 2022 — Morris, Manning & Martin advised TMGOC Ventures, a partnership between The Montford Group. and Opterra Capital, in the acquisition of the three select-service Marriott- and Hilton-branded hotels. The 430- room portfolio is comprised of the fee simple interests in the 135-room Courtyard Myrtle Beach Broadway, the 147-room Hilton Garden Inn Roanoke Rapids, and the 148-room Courtyard Charlotte Airport. TMGOC will invest in substantial physical enhancements across the portfolio while optimizing operations to drive market share and increase profitability. The Carolinas portfolio caps an acquisition streak of six hotels and hotel developments this fall for TMGOC, which includes the recently acquired Hilton Garden Inn Miami Beach and Aloft Charleston Airport. In the last 18 months, the partnership has raised over $120 million in equity and expanded its asset base to over $400 million, primarily focused on hospitality.

The Montford Group. is a real estate investment and development company with more than 50 years of combined experience in real estate investments, acquisitions, and dispositions along with horizontal and vertical development. It is based in Charleston, South Carolina.

Opterra Capital is a Boca Raton, Florida-based real estate investment sponsor and operating partner, capital markets advisor, and asset manager with significant experience in all sectors of commercial real estate.

The MMM team is led by Thomas Gryboski and includes Catherine Morgen, Matt Peurach and Seth Boso, all in Atlanta. TMGOC Ventures announced the closings on October 26, 2022.
