Morris, Manning & Martin Inks Long-Term Deal to Remain and Grow in Atlanta Financial Center

ATLANTA, GA -  July 13, 2011 - Morris, Manning & Martin, LLP today announced that it has signed a definitive agreement to extend its office lease through July, 2026 keeping the Firm’s headquarters at Atlanta Financial Center.  The Firm also announced that it will initiate a major redesign and renovation of its existing space, and increase its leased space by an additional 11,000 sq ft. The lease terms enable the Firm to upgrade every facet of its space, including reception areas, common space, conference rooms and work stations, as well as completely upgrade its technology.  In addition, the property owner has committed under the terms of the agreement to upgrade the building’s lobby and common areas.

Morris, Manning and Martin originally moved into the Atlanta Financial Center in 1987 with 39,000 sq ft of office space and through significant growth, now occupies 114,000 sq ft of the building.   The new lease anticipates 125,000 sq ft with options to assume more.

The Firm had been in the process of negotiating for space within the Campanile office building before deciding to renew discussions with representatives of the other finalist and incumbent property, Atlanta Financial Center.  “The terms significantly and materially changed during the course of finalizing our Campanile negotiations,” offered Wells.  “We are pleased that owner’s agent Hines continued our dialogue and provided compelling considerations that made the decision to remain in our existing building very exciting.”  Commercial real estate broker Jones Lang LaSalle has been providing the Firm important counsel throughout the negotiations.

Space redesign will begin immediately with the goal for completion in 2012.
