Jessica L. Hill is a Partner in the firm’s Commercial Real Estate and Zoning & Land Use Practices. Her practice includes a range of commercial real estate matters, with a significant emphasis on land use and zoning issues. Ms. Hill primarily represents developers and property owners in connection with entitlement issues affecting real property. She also has past experience in handling leasing, acquisitions and dispositions, lending and general development matters.

The majority of Ms. Hill’s practice involves the representation of developers and property owners in land use and zoning issues in Georgia, with a focus on properties located in the metro-Atlanta area. She handles rezoning applications, comprehensive land use plan changes, variances, special exceptions, special use permits and other similar land use related requests. In addition to handling land use related applications, Ms. Hill also counsels her clients regarding the impact of existing entitlements on development of a property and strategies on modifying or interpreting entitlements.

Representative Experience

  • Obtaining transfers of development rights and permits necessary to develop the Coda Tech Square project containing 645,000 square feet in Midtown, Atlanta.
  • Rezoning a signature site in West Midtown, Atlanta to allow the development of a 900,000 square foot mixed use development known as The Interlock.
  • Obtaining a special land use permit, variances and platting needed to develop the Twelve 24 high-rise office and hotel development in the City of Dunwoody.
  • The creation of a landmark zoning district for Pullman Yard in southeast Atlanta to allow the existing buildings on the 26 acre site to be historically preserved while allowing future development to create a film industry focused mixed use development.
  • Obtaining a rezoning of a commercially zoned property in the City of Avondale Estates for the Alexan Gateway mixed use development with apartment and commercial uses
  • Negotiating the rezoning of a 10 acre industrially zoned property in the City of Norcross for the Broadstone Norcross development that includes mix of apartment, townhome and co-working uses.
  • Obtaining rezoning, special use permit and special exception approvals to construct the Star Metals project which consists of over 800,000 square feet of residential, office, commercial and hotel uses located on three separate properties in West Midtown, Atlanta.
