Linnie W. Causey is Of Counsel in the firm’s Real Estate Development and Finance, Commercial Finance and Residential Real Estate Practices, with a particular focus on real property and business transactions. Ms. Causey represents commercial property owners, shopping center owners, property management companies, developers, and builders in a variety of real estate matters, including contract disputes, negotiation of long term leasing (including drafting of lease provisions), structuring and executing 1031 Tax Deferred Exchanges, drafting and preparing withdrawal of road right of way, property development documentation, recombination plats, and overseeing all county/city approvals and recording. She also drafts and prepares financing documentation, including promissory notes, deeds of trust, UCC security filings, subordination agreements, financing modification documentation, and assignments of rents and leases.
Ms. Causey regularly drafts and reviews real property contracts, leases and multiple property forms, purchase agreements, opinions on title, lease purchase/option agreements, easements, joint use agreements, right of way documentation, construction contracts, and developer/builder marketing agreements. She also routinely handles encroachment agreements, sewer and storm water easements, restrictive covenants, road maintenance agreements, and homeowners’ association documentation. She is also highly experienced in converting commercial and residential real property title to condominium status, including all permitting, entitlement, county approvals, recording of revised plats, coordination of water, and sewer and storm water easements with city/county authorities.
Ms. Causey frequently conducts legal seminars for real estate companies for real estate agent training and is an approved closing attorney for all major title insurance companies.

- Representation of buyers/sellers in sale of ongoing business and assets, including preparation of sales agreement, list of assets, bill of sale, transfer of title, and assignment of assets and business incorporation.
- Representation related to sale of local restaurant with transfer of assets.
- Representation of large national lender with regard to sale of all North Carolina properties, including curative action to resolve complicated title issues.
- Representation and consultation with regard to development and entitlement issues related to a mixed-use project located in the SouthPoint Mall area of Durham.
