Melissa A. Baratian is Of Counsel in the firm’s Real Estate Development and Finance Practice. Ms. Baratian has a wide variety of experience representing developers, particularly in the areas of mixed-use and multi-family developments, industrial and commercial/ flex projects, and office and retail developments. She handles and manages all stages of complex real estate deals including the acquisition of land and redevelopment sites (and the eventual disposition of completed projects thereon) from the point of the purchase agreement through the due diligence and entitlement phases, closing the acquisition, equity and debt financing, and assisting with a myriad of issues that often arise during project construction and development.
Ms. Baratian has experience in the acquisition and disposition of developed properties, usually in large portfolios with intricate financing structures. She has spent much of her career handling sophisticated transactions and led the legal team working on acquiring the Atlanta property upon which a major condominium/hotel will be built and has handled the legal representation of clients developing high-rise condominium hotel projects located in Florida and Texas. She has also served as counsel for several mixed-use projects aimed at the revitalization of urban areas such as Inman Park in Atlanta and the redevelopment of the historic T&P Railway building in Houston.
Furthermore, Ms. Baratian routinely engages in transactions involving Section 1031 tax deferred exchanges and is thus familiar with the requirements and steps involved in the process of closing tax free exchanges.
